If you are considering buying in a subdivision, it would be good idea to know whether or not they are registered with the State of Florida as 55+ communities, or not. We have many of these in our area.
Sometimes the neighbors will tell you one thing, believing what the OLD laws used to allow. Or, they may just be trying to keep families out of a park that really now must allow them to purchase homes and live there.
Today, Fair Housing Law requires special standards to be met in order for a subdivision or park to qualify as one that can restrict residents to those persons who are 55 years of age or older. Just putting a sign up by the park's entrance is not sufficient.
You can quickly check to see if a subdivision has registered with the state by clicking on the following link: http://fchr.state.fl.us/housing_directory/search/Pasco/County Here you will see a list of parks & subdivisions, when they first qualified for their 55+ status, and when their registration is up for renewal. Good information to know.
