Poor Curb Appeal Means Thousands Less When You Sell

P7290299 A colleague and I went to take a look at a potential listing yesterday. It is located on 10 acreas of beautiful land just over the county line to the north of us. Around it are many elegant horse farms and pasture land. A wonderful location for someone wanting a retreat from the city, but with easy Interstate 75 access to the city of Tampa. The owner lives at the other end of the United States and the home is currently rented.

However, when we got to the property, we were disappointed to see the state of the home. It is currently being rented out and was, to say the least, less than appealing. To begin with the vinyl siding was covered with algae and mildew. You could see this all the way from the road. The roof shingles were showing their age and the home had very little visual appeal. The front door looked like it had been hacked or clawed at the bottom. We have been having daily rain showers, yet the grass had not seen a mower in some time. Landscaping was non-existant

No one would answer the door, though they knew we were coming. But we heard a dog barking inside. We could only imagine what the inside looked like if the outside looked so bad.  Stuff (and not attractive stuff) was all around the exterior of the home.

So, if this home and land were in great shape we could probably list it at about $400,000. But due to the unattractiveness of the home, we will be recommending a price much closer to $350,000! Even at that price, I believe that many buyers in this price range will likely tell us to drive on by and have little interest in seeing a property that could, in fact, be beautiful. What a shame to lose $50,000 for want of a $5,000 investment in improving the exterior appearance of the home.

But this happens all the time. Take a look at your home and make sure this does not happen to you! With so many homes in the current inventory, buyers do not have to buy a pig sty. There are many many well-maintained homes that will meet their needs for the same price. Let your home be one of those that stands out and gets sold for the best price possible in the shortest amount of time.
